If you’ve just moved to a new home, a few casual jobs will make your life easier in the long run.

Moving to your new home is an exciting time – but while choosing furniture and making the place your own, you should consider the maintenance that you may need to do to make your home safe and functional.

1. Change the locks

You just never know who has a key to your new home. Whether intentionally or unintentionally, keys could have been left to former artisans, previous owners or previous tenants. Changing your locks is never a bad idea for security and peace of mind.

2. Clear your gutters

Don’t wait for the rainy season – – Check as soon as possible whether your gutters are functional. Secure this thoroughly and make sure your drain pipes or gutters are not clogged.

“If your gutters and downpipes clog and the system doesn’t work as intended, there will be a terrible water overflow around your house,” explains Hayden. “In addition, water can accumulate and enter the roof space, causing leaks or fire hazards in your roof.”

Clearing gutters not only prevents damage in the long term, it also ensures that they are not clogged. This is part of a “well-maintained apartment” in the sense of home and content insurance at Woolworths Insurance.

Moral of history? Just make sure that the gutter systems are working properly!

3. Change your Flexi hoses

Flexi hoses are the sanitary connections to your water-bearing devices such as washing machines, dishwashers, sinks and toilets. Damaged flexi hoses are also one of the main causes of sudden water damage in a house.

“I had a job in Sydney where the guy was on vacation for three months,” says Hayden. “The house had been flooded with hot water all the time because of a broken flexi hose, causing up to half a million dollars worth of damage to his house.”

Flexi hoses should be replaced with an approved plumber every five years. You can have them checked to see if they are working and receive an approximate age. Even if they seem okay, it may be worth replacing them so that you have a starting date from which to plan future replacements.

Make a note of the future dates on your calendar when the Flexi hoses in your home need to be checked or replaced to prevent water from leaking out of your home. Water infiltration or damage caused by wear and tear of items is not covered by certain home and content insurance plans, according to Woolworths Insurance.

4. Take care of problem trees

We do not advocate cutting down or removing all of your vegetation. However, if you are concerned about a large tree or an overhanging branch in your new home, consider what is required to deal with a threat to your property.

“You may be able to cut down trees under four meters, but you often need permission from your local council,” says Hayden. “Even if there is no immediate threat, review it and may apply for approval sooner rather than later.”

Woolworths Insurance recommends that you review your home insurance as many policies do not cover damage caused by tree felling. However, if a tree or branch suddenly falls on your house during a storm, the damage is covered as it is an insurable event.

To avoid damage or inconvenience, remove all trees that can cause problems in the long run.

5. Check your smoke alarm

NSW Fire and Rescue recommends testing smoke detectors once a month, wiping and vacuuming every six months, replacing standard batteries every year, and replacing alkaline batteries after 10 years or switching to alkaline batteries.

While not everyone will follow these instructions, it is a good idea to move to a new location to at least test and wipe your alarms to ensure they are in good working order.

6. Repair cracked tiles

If you’ve cracked tiles in your house, you might not think about them. However, you could point out an issue lurking beneath the surface.

“If you’re DIY-savvy, you can fix a cracked tile, but you need to investigate the real cause of the problem,” explains Hayden. “Sometimes a cracked tile can be caused by a sealing problem – it may not have been installed properly.”

If you are unsure, have a professional tiler examine you and repair any tiles as needed.
