The Chicagoland region has been in the job of staying at home for over a week. However, as a key business, Dream Town’s brokers have continued to find creative and safe ways to do business for their clients. While the executive order allows brokers to participate in property presentations, some additional security measures have been taken in this unprecedented time.
- Clients and brokers must be 6 feet apart during the demonstrations.
- People present should bring hand disinfectants or disinfectant wipes to all demonstrations.
- To limit the number of people, sellers should not be present, and brokers can choose to use a locker to allow buyers and their brokers access. People attending demonstrations should limit themselves to the buyer’s broker and the primary buyer decision maker.
- Sellers should turn on all lights and open doors to rooms / closets before the exhibition.
- Brokers and buyers are encouraged to drive separately to and from the demonstrations.
- People with signs of symptoms should stay at home.
While personal screenings and open days are not legally restricted, the Chicago Association of Realtors urges brokers to find alternative ways to show real estate during this time. Dream Town brokers use real estate videos, virtual 3D tours (Matterport), video conferencing software and even virtual open days to securely show their offers to potential buyers.
Dream Town broker Aaron Masliansky now runs his business almost exclusively through video conferencing and lockers. Last week, he did a final tour with a non-state buyer and listing agent through a 3-way zoom call. “The listing agent had the keys to the property and led my client and me through the house I was recording with a video call,” said Aaron. “After seeing the property on our virtual pass, the real estate agent sent the keys to my buyer so that we could close virtually.”
We have even seen our brokers host virtual open days to give members of the public the opportunity to view the house during a set time, just like a traditional open day. “I am able to bring the house to our potential buyer, including those who may not have viewed the house initially, while protecting everyone, ”said Abby Powell, broker at Dream Town. “Potential buyers can literally view the house in their robes and slippers from the comfort of their own home.” Abby hosted her virtual open house on Facebook Live, showed a recorded tour on the screen and answered questions from her audience in real time. Abby also relied on Dream Town’s Matterport program to create 3D passages that shoppers can access at any time.
Aaron also used Matterport for his own posts. But what about its buyers-buyers who want to view properties listed by other brokers? “I asked brokers to provide videos or complete virtual solutions for my buyers,” he says. “During this time, everyone works together to find creative solutions – not only other real estate agents, but also industrial partners such as lawyers, lenders and title companies.”
With so much technology at our disposal, ordering at home doesn’t stop sellers from listing their homes. Dream Town broker Nicole Hajdu still has many active deals under contract. She even just put her own house up for sale and spent the first week of ordering at home cleaning, staging, and taking pictures … some distance away. “T.The Stager came in with boots and gloves and were out of my house within an hour. The photographers came in with gloves and masks at a different time, ”she says. “We stayed every 6 feet as we pulled through the house.”
However, Nicole understands that listing your home while ordering at home is not the right decision for everyone. She says she takes it day after day and client after client. “This is a great time for seller customers to clean their houses and prepare them for market entry. It’s a good time for buyers to do as much screening as possible to narrow down their areas of interest and what they’re looking for in a home, ”she says. “Sometimes we have to take a few steps back to move in a better, cheaper direction.”
